A Real Estate Mantra Adapted for Apartment Professionals

Location, Location, Location
You are in real estate, but you're an apartment manager, so what can you do about your location?

Okay, so you can't move your property, but that doesn't mean that the 3 most important things in real estate don't pertain to you.  Location IS everything.  You already know that proximity to community amenities, transportation, or relaxing get-a-ways can help you lease units, but have you stopped to think about your location within your property?

Where is your leasing office?  You may not be able to change where it is located, but you can certainly make sure that it can easily be found.  Whether your office is hidden within your community or right out on the street it may not be as easy as you think for your prospects to identify it.  Take a drive down the street and imagine you are a prospective tenant, what do you see?  Here are some things to keep in mind.
  • Signs, Flags and Banners -
    • Are they readable?
    • Do they stand out?
    • Do they tell you who you are? (apartment name)
    • Do they lead you anywhere? (hopefully the entrance)
    • Do they let you know when you have arrived?
    • Do they tell you why to stop in? (amenities, specials, culture)
The sole purpose of your signs is to identify your property and lead prospects to your desk  Are yours working for you?
